PrimeHomes introduces mass housing project in Carcar

Homegrown property developer PrimeHomes Development Corporation is starting a new trend by undertaking its second economic housing project under the Henaville brand in a prime area in Carcar City, considered the economic hub in and gateway to the rest of southern Cebu, and integrating into it a jogging trail, the first in a mass housing project.


PrimeHomes held groundbreaking ceremonies Wednesday, November 27, 2019, to mark the start of development of Henaville Homes Carcar, its 6th project.


Henaville Carcar will rise on a 1.8-hectare property in Barangay Tuyom in Carcar City, about 36 kilometers south of Cebu City, and will offer a total of 231 housing units, including 44 units for the mandated socialized housing component. Initial project cost is between P120 and P150 million.


“This is the first housing project in Barangay Tuyom, which is considered a prime area in Carcar,” Benedict “Benny” Y. Que, president and CEO of PrimeHomes, said in a media interview after the groundbreaking ceremonies.


“We’re looking at Carcar as the next city to contend with. If you look at the map, you will see that Carcar is at the center (in southern Cebu),” Que added.


Carcar is the gateway to the rest of southern Cebu and to the southwestern seaboard, where the famous resort towns of Moalboal and Badian are located.

PrimeHomes was also the trailblazer for housing developments in Compostela town in northern Cebu when it launched its first Henaville project.


“When we invaded Compostela 9 years ago, there were no subdivisions there. Compostela seemed so far. We were the first in Compostela. Then others followed,” Que said.


What sets Henaville Homes Carcar apart from other economic housing projects is a planned 4.5-kilometer jogging path. This will also have a commercial component.


Unlike other socialized housing projects which offer 1-story rowhouses, Henaville Carcar will offer 2-story rowhouses with a floor area of 32 square meters and a lot area of 30 square meters each. Each unit will initially cost P790,000 and will come with a carport.


“We tend to be the trendsetters. When you talk about economic housing, the usual lot area is only 40 square meters and there’s no carport,” said PrimeHomes business development manager Harold Vince See.


"Now, we're starting with a jogging trail and I think, eventually, others will follow," he added.


The 187 regular units will be 2-story townhouses with a floor area of at least 46 square meters and lot area ranging from 45 to 93 square meters. Each townhouse, which will cost around P1.3 million, will be good for 3 bedrooms and 1 toilet and baths well as a carport.


All units will be delivered semi-finished. This means the exterior will be painted with a finishing coat while the interior will have a smooth concrete floor finish and the walls will be painted with an initial coating of white.


PrimeHomes will also install a 1.5-kilometer drainage system upon the request of barangay and city officials as a way of giving back to the community.


The first Henaville in Compostela town in northern Cebu is a 3-hectare mass housing community with over 300 units.


Other PrimeHomes projects are Virtacci Subdivision, a pocket subdivision in the hills of Consolacion, also in northern Cebu; Luana Homes, a mid- to high-income community in Minglanilla in the south; Luana Dos, another pocket community in Minglanilla; and Casa Cerro, a socialized housing development in Compostela.
